Market Garden Operation for Lease (Harrisonburg, VA)

Start up your market garden operation with minimal investment, or add an additional location to grow your current operation!

Summary:
We are renting our vegetable farm for the 2026 growing season, with the full package of land, tools, processing equipment and infrastructure necessary for growing vegetables at a small commercial scale.
We’re offering .25 acres of fenced-in, cultivated land, with the possibility of opening up more growing space.
While not certified Organic, we follow organic growing practices.
We will still be using part of the space for personal gardening and so many spaces will be shared.
Living space available—we have a camper-ready site with water and electric hook-ups.

Rental Period:
Options for season-long or annual rental. Terms to be agreed upon by farmers and landowners.

Cost:
Farm only: $300/month—includes water and power utilities and all infrastructure listed below.
Farm and RV pad: $600/month—plus gravel RV pad with potable water, electric, outdoor shower, composting toilet, picnic table, firepit

Infrastructure available:

  • 25’x12’ seedling greenhouse. Heated with 1200w space heater
  • 50’x12’ hoop house barn with vegetable processing area and tool/supply storage. Processing area includes:
    • Double basin deep sinks
    • Handwashing sink
    • Greens spinner
    • Prep tables
  • 2x 50’x14’ hoop houses: roll up sides, overhead trellis system, drip irrigation
  • 8’x8’ walk-in cooler with temperature range from 34-55 degrees using Coolbot temp controller
  • Well water for irrigation and vegetable washing
  • 100 Amp electric service
  • Electric perimeter deer fence
  • Assorted hand tools for vegetable cultivation
  • BCS model 853 walk-behind tractor with implements: 30” power tiller, rotary plow, 36” flail mower
  • Irrigation: sprinkler and drip tape setups
  • Supplies include an assortment of:
    • Landscape fabric
    • Silage tarps
    • 72 and 128 seedling flats
    • 4×4 pots
    • Trellising hooks and string

Land use practices:

  • Organic practices for care of soil required
  • Any sprays/fertilizers must be Omri approved

Other notes:
We are happy and willing to share all tools and supplies as long as they last. Since we will still be gardening for personal use, we will be using tools and supplies as well. Any new supplies are the responsibility of the renter.
General upkeep of permanent infrastructure will be the landowners responsibility. This includes fence upkeep, hoophouse maintenance (replacing plastic after its lifespan), walk-in cool upkeep (replacing the air conditioner if it breaks), and regular maintenance or fixes of mechanical equipment. While we will be responsible for maintenance and repairs, we do not expect to make any large upgrades to our setup. The water plumbing inside the hoop barn can be drained for freezing weather but it is not currently set up to withstand freezing temps.
